All tools are read-only. Addresses use the format Street, City, State, Zip. Pythia analyzes properties and markets only — never people; there are no tenant-screening or applicant-evaluation tools.

Limits apply to live (uncached) lookups — repeat questions about the same property or zip are served from cache and don't count. A full deal analysis uses ~3 live lookups; a single value or rent estimate uses ~1.

Limits are deliberately generous for real use; they exist to keep the service fast and sustainable and to prevent automated abuse. Hit a limit? You'll get a clear message (not an error), cached results still work, and Pro resets monthly. High-volume need (data teams, large brokerages)? Email support@pythiaprediction.com about an enterprise plan.
Tools return clear, human-readable messages (e.g. "No property record found — check the address format"), never bare errors. Burst rate limit: 60 requests/min (free) / 240/min (Pro). Data is cached (market stats 30d, records 30d, estimates 7d) and labeled with a data_as_of timestamp, so common questions are instant and free.
