Pythia Property provides US real-estate data and analytics — property records, value and rent estimates, market statistics, and investment deal analysis — via API and Model Context Protocol endpoints. Pythia is an informational data and analytics service only. It does not broker real estate, originate loans, provide appraisals, or execute transactions.
All values, estimates, and analyses are informational and may be inaccurate or out of date. They are not investment, lending, tax, legal, appraisal, or housing-eligibility advice. You are solely responsible for any decisions you make. Consult a licensed professional before acting.
Pythia analyzes properties and markets, not people. You may not use the service to screen tenants or applicants, make housing, credit, or employment eligibility decisions about any individual, or for any unlawful purpose. We may suspend access for misuse.
Pro subscriptions are billed monthly via Stripe and may be cancelled anytime, effective at the end of the billing period, at /manage. API keys and OAuth tokens are personal; do not share or resell access. We may rate-limit or suspend keys for abuse.
Property data is sourced from third-party providers (including RentCast) and is provided "as is" without warranty of accuracy, completeness, or availability. Upstream sources may change or fail.
To the maximum extent permitted by law, Pythia's total liability is limited to the fees you paid in the preceding three months. We are not liable for decisions made using the service.
We may update these terms; continued use after changes constitutes acceptance.
